Picturesque setting! But beware it will take you at least 20 minutes to get to any store, coffee, etc... Accommodations were nice but the beds are really not comfortable. It is 2 hours from Florence, 2 1/2 hrs from Pisa & Lucca, 4 hrs from the Milan airport. It is very very hard to find. We tried to find it in the evening. We spent 4 hours driving around in circles even with the driving instructions. I phone & car GPS couldn’t find the address. Google maps loaded the address but not great instructions. We finally gave up at 2:30 in the morning & went to a hotel. There was this narrow dirt road .with a sign hidden in the trees to the left of a iron double gates that was the driveway to the house. There is no way to turn around on the road once you are on it.
Unfortunately it rained & was cold but it was colder in the house then outside. We had to text her to turn the heat on. One night she didn’t get the text & we frozen. Internet barely works . My daughter needed to get her school work done & couldn’t connect unfortunately.
Cleaning fee was suppose to be $100 but the owner tried to charge us $160. She corrected once we showed her our contract. $100 was steep because all she had to do was clean the bathroom & change 2 beds. The house was clean but not spotless.
There is a great outlet mall in town. No great restaurants nearby. Everything always seemed closed.
The owner is nice & came to meet us so that we could find the house. There are no road signs with street names. There is another property with this same name in the same town. Looks different.
This a beautiful property!!! There is a great view from every window in the house. I did a lot of research before selecting this property and I’m so glad I did. I highly recommend it.
We were 6 ladies travelling for pleasure. This villa is an excellent base to explore this region of Tuscany with easy access to Cortona, Montepulciano, Arezzo, etc. The villa was reconstructed very recently and all the bedrooms and bathrooms are very comfortable. Large kitchen and dining room. One of the few properties in the area that has 9 bedrooms.

Huset ligger i et smukt område med en pragtfuld udsigt. Det er velplaceret i forhold til mange udflugter.
Der er stue og to store ,gode soveværelser. Der er et badeværelse på første sal , mens det andet ligger i stueetagen, hvilket var en overraskelse for os.
Poolen er stor og fin og har en fantastisk udsigt. Desværre havde vi dårligt vejr , så vi ikke havde glæde af den.
Der er ikke meget køkkenudstyr, så mulighederne for madlavning er begrænsede.
Wifi fungerede ok. TV havde kun italienske kanaler.
Alt i alt et dejligt sted.

The house is in a beautiful area with a magnificent view. It is well placed in relation to many excursions.
There are a living room and two large, good sized bedrooms. There is a bathroom on the first floor while the second is on the ground floor, which was a surprise to us.
The pool is large and nice and has a great view. Unfortunately we had bad weather so we didn't enjoy it.
There is not much kitchen equipment, so the possibilities of cooking are limited.
Wifi worked fine. TV only had Italian channels.
All in all, a lovely place.
Very nice house with lots of space and everything you could ever need for a great holiday. The garden and pool is beautiful and very peaceful. Only 5 mins driving from the house is Lucignano - a fantastic little town where there is lots of great restaurants, cafes and shops (and a small kids playground). Jacopo who looks after the house was amazing, he gave us lots of tips for the local area and was always only 5 mins away so if ever we had a problem he would come straight round.
We loved this place. It’s not a hotel, so don’t have those expectations. It’s like renting an apartment. The La Grotta apartment was awesome, the frescos painted on the ceiling in every room were something you could look at the whole stay and there were beautiful views of the country side out the windows. The property grounds were fantastic as well, with tons of flowers and plants all around and in the gardens. Definitely made our trip an amazing experience staying here.
Wir sind sehr zufrieden gewesen, es hat alles super geklappt mit der Buchung. Die Gastgeber waren freundlich und hilfsbereit, also für uns ist klar , daß wir aufjedenfall wieder dort Urlaub machen.Das Haus ist super schön angelegt, sehr sauber. We had a great stay at Rosado's place. The house was spacious enough to accommodate our party of six. The garden was beautiful. Unfortunately, it was too cold for us to enjoy the pool in May but we took advantage of the hot tub. We had our wedding ceremony in the garden of the villa. Rosado was very helpful and responsive, and was there to help us with any questions or requests we had.
One of the most beautiful places I have ever stayed! Every comfort was considered. Many beautiful spots to sit and enjoy the view.
